Dubai South is a 145 square kilometre masterplan built around Al Maktoum International Airport (DWC), and it is the only Dubai land market where the primary driver is aviation and logistics rather than housing. Its districts are zoned separately — Logistics, Aviation, Business Park, Residential and the Exhibition district around Expo City — and they behave like different markets.

The long-term case rests on the DWC expansion. The announced programme to make Al Maktoum the emirate's principal airport is the single largest infrastructure commitment in the area, and land values here are effectively a bet on that build-out proceeding on schedule.

In the near term, the logistics district is the most active. Warehousing and last-mile distribution demand around Jebel Ali and DWC has been consistent, and those parcels trade on occupier fundamentals rather than on the airport timeline.
