Majan sits on the edge of Dubailand along Emirates Road, in the band of districts that filled in as Dubai expanded inland. It shares Liwan's G+4 density but is earlier in its build-out, which means more vacant parcels and a wider spread between well-located and poorly-located land.

That spread is the opportunity and the risk. Plots facing completed infrastructure and occupied buildings behave like Liwan; plots deeper into undeveloped blocks depend on neighbouring parcels being built out before the rental market arrives.

Majan draws the same profile of buyer as Liwan — investors building mid-income apartment blocks for yield — but at a slightly earlier point in the district's cycle, with correspondingly more variance in outcome.
