Plots for Sale in Business Bay, Dubai

Business Bay is the closest thing Dubai has to a conventional central business district: a dense grid of towers on both banks of the Dubai Canal, immediately south of Downtown and Burj Khalifa. Plots here are scarce and almost never residential-only — the master plan is weighted toward commercial, hotel and mixed-use development, and most remaining land carries a G+unlimited or high-rise allowance.

That zoning is the whole investment case. Buyers are not paying for square feet of ground; they are paying for buildable Gross Floor Area. A 10,000 sqft plot with an unlimited height allowance and a generous plot ratio is worth multiples of a same-size plot in a G+1 villa community, which is why headline price-per-sqft figures in Business Bay look extreme next to suburban land.

Supply is effectively fixed. Nakheel and Dubai Properties released the original parcels years ago, so almost everything trading now is secondary — an owner exiting, a stalled scheme changing hands, or a JV being restructured. Deals move quickly and are rarely advertised widely.
