Dubai Islands is Nakheel's reworking of the old Deira Islands scheme: five connected islands off the Deira coastline, master-planned around beachfront residential, hotels, marinas and a long stretch of public waterfront. It is the emirate's largest active waterfront land release, and unusually for Dubai, much of it is still in primary phases.

For a land buyer this matters. Primary releases mean transparent pricing from a master developer, staged payment plans, and infrastructure delivered on a published schedule — a different risk profile from buying a lone secondary plot in an established district.

The trade-off is timing. Value here is tied to the masterplan being delivered: beaches, marinas, hotel operators and the road and utility links onto the islands. Buyers are underwriting Nakheel's execution over several years, not buying into a finished neighbourhood.
