Once you find the perfect villa, your broker submits a formal offer to the seller. Negotiations cover price, payment timeline, and inclusions (e.g., furniture).

Sign the MOU (Form F)

The Memorandum of Understanding (Form F) is signed by both parties outlining all terms. A 10% security deposit is handed over (usually held in a secure agency account).

Mortgage Pre-Approval

If financing, the bank conducts a valuation of the villa and issues a final offer letter. This process typically takes 7-10 working days.

Apply for NOC

The seller applies for a No Objection Certificate (NOC) from the developer to ensure all service charges are cleared. Fees range from AED 500 to AED 5,000.

DLD Transfer Appointment

Both parties meet at the Dubai Land Department (DLD) trustee office. The buyer pays the remaining balance via manager's cheque, plus DLD fees.
